Methodology

How Buropilot evaluates business location readiness, where data comes from, and what the analysis actually covers.

This platform is a decision-support research tool. Scores and recommendations are estimates based on available public data, user inputs, and AI analysis. They do not guarantee business success, financing approval, or lease suitability.

How the Business Fit Score is Calculated

The Business Fit Score (0–100) is a weighted composite evaluated across seven categories for the selected Paris area. A score above 70 indicates a strong contextual fit; 50–70 is moderate; below 50 suggests significant challenges.

Local Demand

High
Public Data

How well the local population (density, income, age, lifestyle) aligns with the target customer for this business type. Based on INSEE census and Apur urban studies.

Competition Level

Medium
Public Data

Market saturation by sector in this arrondissement. Lower saturation yields a higher sub-score. Sourced from SIRENE and Paris Open Data business registrations.

Commercial Momentum

Medium
AI Interpretation

Recent business openings, economic development signals, and area dynamism. Estimated from public data and AI modelling of growth trends.

Rent Feasibility

Medium
Public Data

Whether the user's stated monthly budget is realistic for commercial rents in this area. Benchmarked against DRIHL annual surveys and CCI Paris data.

Accessibility

High
Public Data

Metro and RER lines, bus routes, cycling infrastructure, and walkability. Based on RATP network data and OpenStreetMap.

Area Identity Fit

Estimated
AI Interpretation

Qualitative match between the area's character (tourist, residential, creative, luxury, local) and the business concept. AI interpretation.

Outreach Opportunity

Estimated
AI Interpretation

Local events, markets, community networks, and digital presence opportunities available in the area. AI interpretation.

The seven categories above contribute to a composite score. Exact weighting details are not published publicly. The score is one part of the report — the full due-diligence file includes sources, risk flags, a verification checklist, and recommended next steps.

Verified vs. Estimated Data

Verified — High Confidence

  • • Population counts and demographic breakdowns (INSEE census)
  • • Registered business counts by arrondissement and sector (SIRENE)
  • • Commercial zoning and land use density (Apur)
  • • Transit network accessibility scores (RATP data)

Modelled — Medium Confidence

  • • Commercial rent ranges (DRIHL benchmarks — may lag market by 6–12 months)
  • • Competition saturation scores (derived from business counts + sector proxies)
  • • Commercial momentum / growth signals (AI synthesis from public data)
  • • Business closure patterns (BODACC aggregate)

Estimated — Low Confidence

  • • Available commercial spaces (illustrative examples only — not real listings)
  • • Area identity fit and qualitative character assessments (AI interpretation)
  • • Outreach opportunity scoring (AI estimation)
  • • Growth potential forecasts beyond 12 months

Limitations

  • 1The score reflects general area conditions — not your specific address, lease terms, or physical fit-out.
  • 2Commercial rent data may lag the live market by 6–12 months. Actual negotiated rents can vary significantly.
  • 3Available space listings are illustrative only. Always verify real availability with a licensed agent immobilier commercial.
  • 4Competitor data does not capture unlicensed, informal, dark kitchen, or very recently opened businesses.
  • 5The AI model may carry biases from training data that does not fully reflect current Paris market conditions.
  • 6Tourist-dependent businesses (restaurants, retail near monuments) are highly sensitive to seasonality and global events.
  • 7Budget feasibility is assessed at a zone level — actual rent depends on street, floor, condition, and negotiation.
  • 8Scores do not factor individual entrepreneurial skills, team quality, or product-market fit.
